Road Chip & Seal

Summer '26

The job will be redone when temperatures are consistently close to the 80's due the amount of shade we get in the neighborhood. *We will notify the neighborhood when we have dates for the sweep up and the re-do of the Chip Seal.

Additional Speed Bumps

Several homeowners have asked for additional speed bumps to be added. Now that we have new homes being built in the neighborhood there are more contractors coming in driving a high speeds. *Discussion to be added to the next HOA meeting agenda

Common Area Trails Fencing

Spring '26

After the trail areas are cleared we will look at what fencing needs repaired and determine if we want to remove the 25+yr old fences altogether or if repairing them makes sense. *Discussion to be added to the next HOA meeting agenda

Highway Lot Fire Risk

TBD

The two common area lots along the highway are not managed and get very dry around August. We need to evaluate their fire risk and determine what we can do to mitigate the risk.

Capital Reserve Review

Now that the generator is complete and we have final billings we are doing a finacial analysis to present to the community at the annual July HOA meeting to discuss whether the reserve is adequate or whether we should increase the reserve amount.

Community Street Signs

Community Street signs are old and need of repair. There was a previous project approved to replace the signs which never came to fruition. We will reopen this project for community review & discussion.

Additional Water Line Excavations

There are a few other homes that run water all winter as they have experienced freezing lines in the past. The cost to the Ott's home on Mallard was around $7,000. We will need to reach out to the other properties on Starweather to determine who runs water during the winter months to evaluate if other homes need water line insulation.

Updated Flood Map

The county is updating the Big Wood Flood zone map. This will give us a better indication of the "Actual" Riparian Zone in our neighborhood. Once this information is available we will share it with the community.

Establish an annual Block Party

The HOA Board was trying to establish a block party this last Fall but the plans fell through. We want to revisit creating an annual neighborhood party mixer and will set a date in 2026.

Well House Sprinklers

Not Started

TBD

Last discussion at HOA meeting around generator brought up potential need for sprinklers to be added to Well House/Generator area for wildfire mitigation. Adding this as a potential project to evaluated in the future.

Backup Generator

Complete


The back-up generator is now in place, fully connected and tested.

Highway Lot Fencing

Complete
